General conditions

Sun Property, acting as mediator, transmits the conditions established by each of the owners of the villas or apartment of our catalog to the clients. We detail the basic points that determine the terms within which, in general, the rental conditions are regulated:

1. ACCEPTANCE OF CONDITIONS

The general conditions that are established for the rental of each villa or apartment will be signed by the clients as a sign of conformity always before the delivery of the keys to the property. In no case will it be possible to deliver the villa or apartment without having these conditions previously signed by the client.

2. BOOKING DEPOSIT

The receipt of any amount in our bank account does not entail the formalization of a reservation. A reservation is considered confirmed from the moment the customer receives the confirmation voucher issued by Sun Property. The amount requested as a reservation deposit varies depending on the conditions established by the owners of each property, and the remaining payment must be made before the delivery of keys, in the manner determined in the conditions of reservation.

3. CONCEPTS INCLUDED IN THE PRICE

The price includes the exclusive use of the furnished or equipped villa or apartment and its facilities. The consumption of water, gas and electric power are included in the prices, as well as the use of all the equipment of the villas or apartments (sheets, towels, kitchenware, electrical appliances, et.). Regardless of the cleaning regime established for each property, Sun Property offers its clients the possibility of including other options, adapting the rental price to the frequency of the chosen cleaning service.

4. CANCELLATION POLICY

Sun Property, acting as mediator, will apply in each case the cancellation policy imposed by each owner. However, in case of cancellation, Sun Property will negotiate in your favor with the property of the villa or apartment in order to obtain the best possible conditions, in accordance with our customer service policy.

5. SECURITY BOND

In the conditions of reservation a security deposit is established that must be deposited before the entrance in the villa or apartment and that will be destined to cover damages, breakages or any damage to the villa / apartment or its facilities that does not come from the use and normal wear of the property. The deposit is usually deposited by means of a blockade of a credit card (visa or mastercard) or in cash before the keys of the property are delivered, and if no damage has been observed, it will be unblocked shortly after departure.

6. NUMBER OF PEOPLE

The total of people occupying the rented property must not exceed the number of places established in the conditions of each reservation. In general, the owner or owners of the villa or apartment reserve the right to revoke the reservation at their discretion in the event that this section is not respected, or deduct from the security deposit the amount that the property could claim in This concept.

7. ACCESS TO THE PROPERTY

Both the Sun Property staff and owners or owners must have access to the villa or apartment at a reasonable time and time to carry out any maintenance work that may be necessary, as well as in case of breakdown in any of the facilities or services.

8. CUSTOMER RESPONSIBILITIES

In the general conditions it is established that the client undertakes to maintain the property, its furniture and equipment in the same conditions in which they were at the time of their arrival, being responsible for the damages or losses that occurred in the property or its contents during your stay, and committing to take care of the appropriate compensation through Sun Property for any damages that may be caused outside of normal use. The client must deliver the villa or apartment free of garbage and waste, and otherwise, Sun Property will be responsible for contracting the garbage removal service which costs 80,00€ (Igic included).

It is expressly forbidden to use the villa or apartment for the celebration of parties, events and celebrations without the express consent of the property, and in the same way, access to the villa or apartment of persons in number higher than that established in the conditions of reservation must also have the prior authorization of the property.

The installation and use of other equipment or sound systems other than those included in the villa or apartment are not allowed, unless prior authorization is granted. According to the current legislation, music abroad is prohibited from midnight. The possible formal complaints of the neighbors or complaints from the authorities for the non-compliance of these rules may involve the loss of the security bond and even the immediate expulsion of the property.

9. RESPONSIBILITIES OF THE PROPERTY

The customer will not be responsible for the operation of the service and facilities of the Villa or apartment such as electricity, hot water, appliances, irrigation systems and swimming pool, etc. In case of breakdown the owner of the villa or apartment should proceed to repair in the shortest possible time.

The property will not be responsible for personal injuries produced in the villa or apartment unless they were originated by proven negligence of the property.

10. VALUABLE OBJECTS

The valuables that customers may deposit in the property will be under the customer's own responsibility, and the property will not be responsible for their loss or breakage. In the properties for rent in tourist area there is always a certain risk of theft. In case of theft or your attempt, the client must notify Sun Property immediately. Sun Property is not responsible for the possible losses derived from theft of property.
